• Ken Van Winkle,EHA .2015-098 October 2,2015 Page 2 In addition to the bulges in the siding, there are areas on Meadows 3 in which the siding and the vertical trim at corners have separated. See photos 5 and 6 for this condition. Close examination shows that the separation is more vertical than horizontal. The paint attests to the trim and siding having been in contact. Since this is not a load carrying element, and not exposed to hold down straps or other load carrying elements subject to large deformations, it appears that the trim was shifted after construction. RECOMMENDATIONS I recommend the following, depending in part on the location of buckles,and in part on the exposure. Not at Hold Down Straps • At locations where buckling has lifted the edges of siding less than W, no measures need be taken unless that side of the building is exposed to wind driven rain. This is generally from the southeast, and would be worst at floors 3 and above. See sketch 1. At locations where buckling has lifted the edges of siding %" or more in a wind/rain zone, or if the gap is over 3/8",then caulking is in order.. At Hold Down Straps See the above-noted measures where buckling is 3/8" or less, including sketches 1 and 2. In addition,these locations should be noted for future reference, including photos and reference to unit numbers so that they can be monitored into the future. It is likely that no additional buckling will take place, yet this is a prudent measure. Where buckling is over Y2", the siding should be carefully removed and the hold down straps exposed either along the rim and either above or below it. The hold down should then be renailed with galvanized 10d common nails, and the building wrap and siding carefully replaced. Cut ends of the siding should be treated with copper napthenate wood preserver (Woodlife or similar) and the entire repair should be primed with at least two coats before repainting. See sketch 2. At Siding to Trim This should be caulked, primed, and repainted. Observe the trim for recurrence of the condition,and if it happens,the trim should be removed and replaced.
