• <br /> • <br /> • <br /> ORDINANCE NO. $O 4-'/ <br /> AN ORDINANCE Amending Ordinance No. 3572 as <br /> Amended by Ordinance No. 378-75 (E. M. C. 19.30.020, <br /> Permitted Uses In <br /> C-1 Zone) <br /> WHEREAS, the Planning Commission of the City of Everett held a public <br /> hearing on August 11, 1981, and made recommendations to the City Council <br /> proposing certain changes in the Zoning Ordinance, and <br /> WHEREAS, the Everett City Council did approve said recommendations, <br /> NOW, THEREFORE, THE CITY OF EVERETT DOES ORDAIN THAT: <br /> Section 1: Section 13 of Ordinance No. 3572 as amended by Ordinance No. 378-75 <br /> which now reads: <br /> SECTION 13. C-1, GENERAL COMMERCIAL ZONE <br /> A. DECLARATION OF PURPOSE: <br /> The purpose and function of the C-1 Zone is to provide for and protect <br /> certain areas of the City for those commercial activities which generally <br /> demand close proximity to the central business district but, because of their <br /> character, are incompatible with the central business district for reasons of <br /> being more obnoxious or a greater nuisance due to odor, dust, smoke, cinders, <br /> gas, fumes, noise or vibrations. <br /> B. PERMITTED USES: <br /> 1. R-2 Permitted Uses with R-2 standards. <br /> 2. R-4 Permitted Uses with R-4 standards. <br /> 3. B-3 Permitted Uses. <br /> 4. Automobile service stations; automobile sales, new and used, outdoor or <br /> indoor, automobile repair, major or minor. <br /> 5. Wholesale business storage and warehouses. <br /> 6. Truck and trailer display, hire and sales establishment; truck repairing, <br /> overhauling and rental. <br /> 7. Retail lumber or building materials with sight obscuring fence; feed and <br /> fuel yard (solid fuel only) with slight obscuring fence. <br /> 8. Trade and business school. <br /> 9. Auto freight warehouse terminal. <br /> 10. Upholstery and furniture repair shops. <br /> 11. Hay, grain, feed, or gardening supplies and equipment establishment. <br /> 12. Contractors' offices, shops, and building material storage yard with <br /> sight obscuring fence. <br /> 13. Plumbing and heating shops, cabinet and carpenter shops. <br /> 14. Veterinary hospital in enclosed building. <br /> 15. Buildings for rental of frozen food lockers. <br /> 16. Milk processing plants. <br /> 17. Special property uses. (See Section 5) <br /> 18. Manufacture of electronic measurement and controlling instruments. <br /> C. MINIMUM LOT SIZE AND WIDTH: <br /> No lot size or width required for non-residential permitted uses. No lot for <br /> any residential use shall be less than 5,000 square feet in area nor less than 50 <br /> feet in width. There shall be provided no less than 750 square feet for each <br /> residential dwelling units. <br /> D. GROSS FLOOR AREA RATIO: <br /> No gross floor area ratio required for non-residential permitted uses. For <br /> residential permitted uses, there shall be a maximum gross floor area ratio of <br /> .75. <br />
