Drawings had referenced prescriptive 1 hour separation from 2012 IBC, Table 721.1 (3), but <br /> apparently there is a disconnect between that and IRC. Plans have been amended to reference <br /> actual tested assemblies from UL 263. Such details have been added to sheet 6 and references <br /> attached on plan views, sheets 2,3, and 6. Note on sheet 6 spells out that separation must <br /> extend to roof sheathing. <br /> 2. Note has been added to sheet 2 stating that supporting structure, including bearing walls, must <br /> be 1 hour construction and reference new details on sheet 6. <br /> 3. Site plan has been amended to reflect changes to plan. Client has had property surveyed. <br /> 4. Square footage numbers have been revised to reflect changes to plan–sheets 2 and 3. (also in <br /> regards to venting, sheet 5). <br /> 5. Floor plan layout for unit 1 of duplex has been enhanced, sheet 2, and a layout of upper floor has <br /> been added(sheet 6), showing required smoke alarms and carbon monoxide detectors. <br /> 6. Note has been added to cross section, sheet 7, stating that insulation must be dense batt R38. <br /> Both the Certainteed and JohnsMansville websites note that one must allow up to 10-1/4"for the <br /> R38, leaving 1"for air flow. <br /> 7. Rooms have been relabeled to show them as proposed bedrooms. Smoke alarms are noted, <br /> and egress windows shown, noting to verify such. <br /> 8. Have removed gable vent from elevation view–only one is needed per ventilation calcs, sheet 5, <br /> and one is shown on south side. As verified by recent survey, new addition will be 5'-6" from <br /> property line, so if overhang is limited to 6"to match existing it will be 5'from property line. <br /> Hopefully this addresses the concerns enumerated. In addition, since the proposed addition has been <br /> expanded in two direction, the structure has been recalculated. Floor joists over the proposed bedroom <br /> have been tightened from 16"oc to 12"oc and the ridge beam has been increased in depth. Other <br /> structure did not need to be changed, but new printouts of calculations are included.
