During this visit,
we were able to assess both the surface and subsurface conditions on the property relative to the
planned development. Our services were conducted in general accordance with the scope
approved in our proposal, which you authorized.
Based on our discussions with you and Ned Nelson, your architect, an addition will be constructed
on the north side of the existing racing shell manufacturing building. This new addition will be used
to store molds for construction of racing shells, as well as completed racing shells. The new
addition will be a metal frame structure that will likely be a clear span, with no interior columns. The
new floor slab in the addition will be at the same level as the existing slab constructed previously in
the western half of the addition footprint. The building loads will be carried on the existing
foundations that surround the existing slab in the western half of the addition, and on new footings
to be constructed in the eastern half of the addition. The new building will be over 25 feet from the
northern and eastern property lines, and approximately 20 feet from the western property line.
SITE CONDITIONS
The subject site occupied by the Pocock Racing Shells facility is located on the northwest corner of
801' Street Southwest and Hardeson Road. On the northern portion of the property is a metal -
framed building used for offices and the manufacture of racing shells. This building is located 20
feet from the western property line. To the east of the existing building is an asphalt -paved area
currently being used for outside storage of used racing shells and associated components. To the
north of the manufacturing building is a concrete slab surrounded with perimeter footings. A
temporary storage tent currently sits on this slab. The area to the north and east of this existing
slab is covered by gravel surfacing.
To the west of the development area is a short slope that rises to the adjoining property, which
contains a tall communication tower. This slope has a height of approximately 10 feet and was
obviously created by original excavation for development of the site. To the north of the site is a
