Something like Aero Apartments, Potala Village, Potala Place, Library Place and Artspace <br /> Lofts. My guess is these provide about 680 units, from studios to two bedrooms. Let's say each unit houses 1.5 <br /> persons. That is 1020 new people. <br /> Maybe my numbers are wrong and developments can actually squeeze 1500 people into this historic area. Yes <br /> it is Metro Everett,but across the alleys are probably historic homes. Even at 1500 people, estimates indicate <br /> Everett still needs to build housing for another 48,500 people by 2034! <br /> The unknowns should give everyone pause. Public testimony and design changes,working within the <br /> Neighborhood Conservation Guidelines of 1992,might add considerable time to each development. Will folks <br /> really go to Pacific or 35th to traverse Rucker? Will the city need to add signals at Rucker and 34th, 33 and 32? <br /> 3uilding around the Norton-Grand historic overlay to the extent outlined in Metro Everett seems risky. We <br /> think scaling levels back to 3 floors will greatly reduce uncertainty and expedite development. If the six half- <br /> blocks have three floors, and each structure houses about 20 units per floor,the result is about 6*3*20=360 <br /> units. Assuming 1.5 people per unit,that is housing for about 540 people. Not too bad. <br /> I'm not an urban planner so my assumptions might be way off. That said,these are the questions and <br /> calculations required to help Everett effectively grow in the coming decades, and continue to provide livable <br /> and equitable neighborhoods for homeowners and renters alike. <br /> Thanks <br /> Greg Benson <br /> 1 <br />
