Urban Light Industrial - The Urban Light Industrial designation will retain its light <br /> industrial and manufacturing character along with potential for multi-family residential <br /> development. Height limits will slightly increase, but will still step down as a transition r-4 <br /> between the Urban Mixed and the 1-5 corridor. / <br /> Various properties with existing office, clinic and hotel uses in the Everett Station area have t <br /> been re-designated to Urban Mixed. Areas adjacent to the future light rail station and along <br /> Pacific Avenue are more conducive to residential and mixed-use commercial than long-term <br /> light industrial uses. The current zoning of C-2ES allows non-industrial uses, including residential development, so this is <br /> not necessarily a loss of industrial lands. <br /> The Urban Light Industrial designation will provide for commercial services with a wide variety of light industrial activities <br /> and compatible residential uses, by allowing light industrial, manufacturing, service repair, and other businesses that might <br /> include noise and other activities that could be disruptive during normal working hours.
