DESCRIPTION OF THE PREFERRED ALTERNATIVE FOR THE EVERETT COMPREHENSIVE PLAN <br /> B. BASIC GROWTH CONCEPTS OF THE EVERETT COMPREHENSIVE PLAN <br /> 14. Arterial streets traditionally zoned or used for commercial activities will be the focus of <br /> redevelopment with a greater emphasis on residential uses mixed with commercial development. For <br /> the Metro Everett Subarea, redevelopment along transit oriented development and pedestrian streets <br /> will also be encouraged. Improvements to the public transportation system will be supported along such <br /> streets by transit compatible site and building design, and by increased residential densities.These <br /> gateway corridors will also be improved aesthetically as properties are redeveloped to make such areas <br /> more attractive areas for living,shopping and working. Design measures are needed to promote quality <br /> development. <br /> V. GEOGRAPHIC EXTENT OF THE COMPREHENSIVE PLAN <br /> B. SUBAREA PLANS <br /> There are several portions of Everett's planning area that have undergone more intensive planning <br /> study with the adoption of subarea plans.These subarea plans clarify,supplement or implement the <br /> city-wide comprehensive plan policies.The following subarea plans are incorporated into the city's <br /> comprehensive plan: 1)Central Waterfront Redevelopment Plan; 2) Evergreen Way Revitalization Plan; <br /> 3)SW Everett Subarea Plan; and 4) Metro Everett Subarea Plan. <br /> 4C.
