Please review and <br /> respond to the comments below. These comments address building issues only. Additional <br /> revisions or additions may be required by other departments (such as Public Works, Planning, or <br /> Fire). All references refer to the 2012 International Building Code (IBC), the 2012 International <br /> Fire Code (IFC), the 2012 International Mechanical Code (IMC), and the 2012 International Energy <br /> Conservation (IECC), as amended by the State of Washington (WSEC) and adopted by the City of <br /> Everett. The current IBC referenced standard for accessible design is the 2009 "Accessible and <br /> Usable Buildings and Facilities"(ICC/ANSI A117.1). Federal ADA, FHA, and HUD regulations and <br /> standards, including the Fair Housing Accessibility Guidelines may be more restrictive. <br /> In order for the processing of your application to continue, it will be necessary to <br /> provide the Building Division with two complete new sets of construction documents <br /> and calculations stamped and signed reflecting the corrections requested. <br /> Structural <br /> 1. On Sheet 1, the eccentric post appears to be using HUC48 Simpson Hangers at the top and <br /> bottom. If Simpson products are intended to be used, please provide the appropriate <br /> connector product that is intended to be used for columns that are installed in an eccentric <br /> manner as the connector may also be resolving lateral forces from the column into the <br /> beam that is directing load into the wood diaphragm in addition to the axial loading (uplift <br /> and/or downward forces). <br /> 2. On Sheet 1, please provide dimensions locating the top of the eccentric columns relative to <br /> the bottom of the column. Please include a scaled drawing indicating the height of the new <br /> roof from finished grade. Please verify that the unbraced length (effective length) is 8'-0 <br /> as columns placed at eccentric angles create conditions in which the effective length of the <br /> column is longer. Please update calculations as required. <br /> 3. The supplemental calculations for the new 4x8 beam do not appear to show the spans <br /> indicated in Sheet 2 of the structural drawings.
