The entire second floor is too large to have only one exit stairway per the code that the 2nd floor addition was <br />built under (1997 Code) and today's 2009 code. <br />The 1997 code basically stated that the 2nd floor needs to be provided with two means of egress when the <br />occupant load is greater than ten. The occupant load for the entire second floor is much greater than 10 — more <br />like 30 per the code. <br />3. The current code changed philosophy in that now you are permitted to have more people upstairs with only one <br />stairway — 29, however they have to be within 75 feet of an exit (not the stairways). In the case of this building, <br />that means that all spaces upstairs would need to be within 75 feet, measured along the path of travel to the <br />stairway, down the stairs and to the nearest exit door at an outside wall. So, this path of travel far exceeds the <br />75 foot limitation. <br />I see two acceptable solutions given the floor area as it exists today: <br />Two exit stairways are provided. The exit stairways are separated from each other (top steps) by a minimum of <br />the greatest diagonal distance of the second floor, or <br />Two exit stairways are provided, the stairs do not change from their current locations. A wall is constructed that <br />separates the two portions of the second floor. Each portion of the second floor has a sign posted stating that <br />the maximum occupancy of persons on the second floor may not exceed 10 persons. The wall is allowed to have <br />doors within it so that people may pass through. <br />Each solution is a bit of a composite of 'grandfather issues' (recognizing and accepting issues and decisions made in the <br />past) and the two code years that apply to the second floor today.
