The Planning Department shall be responsible for assigning a date of public hearing for each application which date shall not be more than thirty (30) days after the applicant has complied with all requirements including completion of the environmental review under the provisions of the State Environmental Policy Act and furnished all necessary data to the Planning Department. Section 14: CONCURRENT APPLICATIONS AND PERMIT REVIEW PROCESS: Any person proposing a land use project which would require more than one of the permits or approvals listed in Section 12A of this ordinance or which in addition to at least one such permit or approval would require a conditional use permit or variance under Title 19 of the City Code, may submit a concurrent application to the Building Department, on form(s) furnished by the department, containing all necessary information. The concurrent application shall thereafter be jointly processed by the City subject to the most lengthy time limitation applicable to any of the required permits or approvals. For purposes of this section the Examiner shall have all the powers of the Board of Adjustment and the Examiner's decisions regarding issuance or denial of a conditional use permit or variance shall have the effect prescribed hereinafter. If any of the required permits or approvals fall within Section 12.A.2 of this ordinance, the decision of the Examiner as to all such permits or approvals shall constitute a recommendation to the City Council, otherwise, the decision of the Examiner shall be final subject to appeal to the Council pursuant to Section 18. The Planning Department may prescribe a reduced fee schedule for concurrent applications reflecting cost savings realized through unified processing. Section 15: REPORT BY PLANNING DEPARTMENT: When such application has been set for public hearing, the Planning Department shall coordinate and assemble the comments and recommendations of other City departments and governmental agencies having an interest in the subject application and shall prepare a report summarizing the factors involved and the Planning Department findings and recommendations. At least seven (7) calendar days prior to the scheduled hearing, the report shall be filed with the Examiner and copies thereof shall be mailed to the applicant and shall be made available for use by any interested party for the -6-
