• <br /> DEVELOPMENT CONTRACT <br /> • <br /> FOR <br /> JADE DEVELOPMENT <br /> PLANNED RESIDENTIAL DEVELOPMENT <br /> `.Final Development Plan Approval and subsequent issuance of construction <br /> • permits for the Jade Development PRD on the parcel described in. Rezone <br /> Ordinance No.639-79 shall not occur until the following have been satisfied: <br /> • CONDITIONS <br /> Ili 1. The final' site plan shall consist of the following elements: <br /> (a) 88 units in 22 structures <br /> • t (b) A public street (cul-de-sac) off Third Avenue <br /> (c) Private roads off the cul-de-sac to serve four subareas <br /> (d) 24 guest parking spaces <br /> • (e) 4.2 acres of open space adjacent to the creek. <br /> �;1 t <br /> (f) A 6-foot fence plus landscaping for perimeter screening. <br /> 2. That a detailed final landscaping plan be submitted to the Planning Depart- <br /> ment prior to any site work, showing the following: <br /> f a. The trees to be retained in the open space area, and any supplemental <br /> planting needed to enhance the character of this portion of the site. <br /> • b.. The typical landscaping detail of each subarea and lot, including <br /> rear yards of each unit. <br /> • c. A typical section of the perimeter screening .showing the fencing and <br /> landscaping. i <br /> ii <br /> d. Specifics on how the creek area will be cleaned up and visually <br /> . enhanced. <br /> . e. Identity of the area and general nature of the active open space area. <br /> ' 3. That the project occur in the following phases; <br /> a. Phase I: Consisting of 4 four-plexes (16 units) , <br /> six guest parking spaces, private road, units set back 25 feet in <br /> southwest corner from south property line. The fourplex shall abut <br /> the interior public road. Third Avenue shall be improved as noted in <br /> Condition #4.. <br /> fl <br /> Phase II: 8 fourplexes (32 units) , 6 guest parking spaces, private <br /> road. <br /> c. Phase III: Extension of public road across creek, turnaround, 7 <br /> fourplexes (28 units) , 6 guest parking spaces, private road. <br /> d. Phase IV: 3 fourplexes (12 units) , 6 guest parking spaces, private <br /> road. <br />
