"School" does not include a child care facility, preschool, day care,or an institution of higher <br /> education as defined in this chapter. <br /> "Setback, average" means calculating the average front setback of two adjacent properties. If the <br /> property is on the corner,the average setback is the front setback of the adjacent properties. If there <br /> are no adjacent properties,then there is no average setback unless otherwise allowed in this code. <br /> "Short-term rental" means the use of an entire dwelling unit by any person or group of persons to <br /> occupy for rent for a period of less than 30 consecutive days. Short-term rentals also include vacation <br /> home rentals, but does not include bed and breakfast inns, hotels and motels. <br /> "Stoop" means a small stair, landing or ramp connecting a building entrance to a walkway or sidewalk. <br /> "Storage, commercial" means a building or buildings containing separate storage spaces of a limited size <br /> leased or rented on an individual basis,which does not include warehouses or loading docks. Where <br /> allowed, commercial storage may also include separate storage space located outside of buildings, or <br /> under a roof only, such as boat or RV storage, and are of a limited size leased or rented on an individual <br /> basis. <br /> "Storage yard" means the use of land to store material, equipment, or vehicles, and any structures <br /> associated with the outdoor storage.This use includes bulk fuel,vehicle impound lot, bulk materials, <br /> large equipment, cargo shipping containers. <br /> "Triplex" means a detached building containing three dwelling units, each with a kitchen, designed for <br /> and occupied by three families living independently of each other in separate dwelling units. <br /> "Veterinary clinic" means a facility rendering surgical and medical treatment to animals,which may <br /> include overnight accommodations for purposes of recovery. For the purpose of these regulations,small <br /> animals shall be deemed to be ordinary household pets, excluding horses, donkeys, or other such <br /> animals not normally housed or cared for entirely within the confines of a residence. <br /> Section 23. Section 36 of Ordinance 2397-99, as amended (Zoning, Use Tables, EMC 19.05.010), is <br /> amended to read as follows: <br /> 19.05.010 Permitted uses, prohibited uses. <br /> Land uses which are listed in the use table of this chapter shall be permitted subject to the review <br /> process listed in the table for a specific use in a particular use zone. If a use is not listed specifically or <br /> generally in a specific zone in the use table, it shall be considered to be a prohibited use in that zone. <br /> See Section 19.02.080(D)(2) for information on planning director interpretations on uses which are not <br /> listed in the use tables.
