Section 45. Ordinance 2854-05, as amended (Zoning, Zone C-2ES Regulations, EMC 19.25), is hereby <br /> repealed. <br /> Section 46. Section 29 of Ordinance 1671-89, as amended (Zoning, Planned Development Overlay Zone, <br /> EMC 19.29.030), is amended to read as follows: <br /> 19.29.030 Minimum lot area. <br /> A. The minimum lot area required for property proposed for a PD planned development overlay zone <br /> shall be: <br /> 1. B 3UM zone—one-half acre; <br /> 2. M-1 zone—twenty acres; <br /> 3. M-2 zone—five acres; <br /> 4. All other commercial or industrial zones—two acres. <br /> B. The PD planned development overlay zone may be applied to residentially zoned property only <br /> when the residentially zoned property is combined as a single development proposal with property <br /> located in a nonresidential zone or zones, and the combined area of the residential and nonresidential <br /> property meets the minimum lot area requirement specified above for the nonresidential zone; and <br /> further provided,that the proposed development meets all the requirements of this chapter. <br /> Section 47. Section 12 of Ordinance 3099-08, as amended (Zoning, Broadway Mixed-Use Zone, EMC <br /> 19.31A), is amended by superseding Map 31A-1, BMU Zone-Maximum Building Heights, with a revised <br /> map as follows: <br /> EMC Titles 2,3,8, 13,16, 18, 19,20 and 46 Consistency Amendments(Metro Everett) Page 37 of 53 8/29/18 <br />
