GENERAL iNFORMATION �. The subject site is a por6on of Lots 3 and 4, Beverly Home Tracts Division No. 2, in the southeast quarter of the nor�hwest quarter of Section 7, Township 28 North, Range 5 Fast, W.M., Ciry of Everett, Snohomish Counry, !'Vashington. 1'he site is located at the northeast corner of the intersecdon of Evergreer. Way and 75th Street. The property is bordered on the north by an exis6ng commercial building and the east by an existing residence. The properry to be developed is generally rectangular in shape and encompasses about 0.6 acres. In general, the property slo�es downward from the southwest to the northeast away from the intersecdon. An existing single-story wood frame residence and accompanying wood shed will be removed prior to development. Approximately one-quartP• of the site is currently impervious with ihe remaining porfion mainly bare ground with some vegeta6on. ON-SITE STORM DRAINAGE SVSTEM Development of this pro�ect site will consist of an underground srorm wnveyance system which will diacharge into an un�erground detention pipe with controlled release rates. An orifice restrictor will allow ihe developed 2-year design storm to br released to a biofiltralion swale and uldmately to an outlet pipe connecting to an existing storm drainage system in Gvergreen Way. Flows greater ihan the dcveloped 2-year design storm will bypass the biofiltralion swale and be conveyed direcUy to the existing storm drainage system in Evergreen Way. The detention �ystem is sized to store up to the 25-year design storm. � The proposed site will be filled to the elevation required to allow the storm conveyance system and detenuon system to work properly. Because the site is filled, it will receive no drainage from any off-site areas.
