Full stand�rd st:eet improvements are required to Ev=rgreen ;?ay per Ordinance <br />555 (SEPA Transpocta tionjCirculation Policies). <br />2. Special ch3rges £or connection to the sewer system in accordance with <br />Ordinance 984-83 ar.e applic3ble. The sctual cost shsll be computed by the <br />Euilding Department per the ordinance in effect at the time �nd adcording to <br />the information provided on the approved plans on th= d�te o£ permit issuance <br />(SEPA Utilities Policy). <br />3. On-site detention is required, OR, in lieu of providing on-site detention, <br />payment to City Drainage Fund 340 is a1loNed (SEPA Utilities Policy). <br />4. Parking must be provid=d to Zoning Code requirements. A minimum of 80 parking <br />stalls are required for the pr�posed use (SEPA Transportation/ Circulation <br />Poii�ies). <br />5. Five percent of i:h= psrking area must b= landscsped in compliance with Section <br />19.40.050 (C) of the Zoning Code. This must include island planting strips <br />interspersed throughout the parking area (SEPA Light and Glare and Aesthetics <br />Pol.icies). <br />6. A 5 feet wide landscaped area with sufficient plantings a minimum of 6 feet <br />tall to effectively create a sight-obscuring h3rrier must be provided along <br />the north and west property lines in compiiance with Section 19.4z.030 (B) of <br />the Zoning Code. <br />0737F <br />
