ADDENDUM <br />FINAL MITIGATED <br />DETERMINATIQN OF NON-SIGNIFICANCE <br />SEPA #01-051 <br />Dwayne Lane Dodge Remodel and Addition <br />May 6, 2002 <br />Description of Original Proposal: The proposed action is the issuance of Public <br />Works and Building Permits for the demolition of an existing 3,057 square foot structure, <br />and a remodel/addition to the existing service building and sfiowroom, including new <br />offices and administration on a second floor addition. New consiruction is <br />approximately 26,657 square feet. The project also includes a boundary line <br />adj�stment, which is being processed concurrently with the SEPA application. <br />NOTC: Building Permits cannot be issued until the Boundary Line Adjustment is <br />recorded. <br />Addendum: In a letter dated February 21, 2002, Tom Rochon of Botesch, Nash <br />and Hall Architects, P.S. informed the City of revisions to �[PA#01-051. (Please see <br />original project description). According to the letter at this tirne, the Ap�licant is <br />proposing to leave the existing service center. showroom and offices with no changes <br />and to consiruct a new one story, 7500 s.f. service building (34'-0 x 220'- 8") to the <br />southi of the exisiing service center (see attached Site Plan Drawing). The new service <br />building will be constructed of CMU walls and pre-manufactured wood trusses with a <br />standing seam metal roof. There will be a total of 12 service bays, H.C. ioilet room, <br />change room, tool room, transmission room and compressor room within the new <br />building. The applicant is not proposing any changes to the existing site regarding <br />landscaping, and street improvements. Note: The overall approved project per <br />SEPA#01-051 is subject to Section 35.030 B of the Evereit Municipal Code. <br />(Expansion of Existing Uses). <br />Expansions of or Alterations to Existinq Uses. The requirements of this Section <br />shall apply to remode!ing or expansion of existing uses wiien the value of the <br />new construction or aiteration occurring within a two year period is equal to or <br />greater than thirty-five (35) percent of the assess value of the existing structure. <br />Where conform�nce with this Section would cr2ate a nonconformity of parking <br />standards orwould Planning Directorshall determine how the Code is to be <br />appli�d (see also Section 38.070.A). <br />
