A 2,000 square foot addition, which wi11 funcfion <br />as a showroom is being propoaed, <br />SEPA Checkliat Proceas Required: <br />If the total square footage of additions (since 1971) exceeds 4,000 square <br />feet or more, the City is required by law (WAC 197-1-170) to review the <br />project Ly the SEPA checklist. The proposed expansion would put this site st <br />4,275 sq. ft. aince 1971 and therefore, requiring the checklist review. <br />The SEPA checklist �site plan) review pcocess enables the applicant to receive <br />coordinated co�ents from City staff relating to specific development <br />requir�ments. <br />A standard City requirement from checklist reviews is for the improvement of <br />the street frontage ii.e, curb, gutter, sidewalk, and some street paving). <br />This requirement ates3 from specific direction set by the City Cauncil in the <br />adoption of the Street Improvement Ordinance �793-81. <br />All new development muat meet the frontage standards, and the area between <br />75th and 79th on Evergreen Way is expected to move towards the goal of full <br />street improvements in the next few years. <br />Altzrnative Process: <br />If the developer of 7800 Evergreen Way deaires to avoid the inprovement of the <br />frontage, then his option is to acale his addition down Ppproximately 280 feet <br />so that his l972�and 1983 addition total less than 4,000 square feet. <br />Landscaping: <br />Landscaping along the frontage of the parcel would be required per the Zoning <br />Code. The specifics of this could be adjusted in light of the need to <br />maintain visibility of the cars. Low evergreens, perhaps in portable planter <br />boxes would an acceptable alternative. <br />DG:pl <br />
