(5)and that this requirement be waived as a <br /> condition of occupancy for the above referenced location in that: <br /> - On November 16, 1998 remodel plans for a portion of the above referenced (multi- <br /> tenant) building were approved by the City of Everett, Public Works Department for <br /> an S-3 Occupancy. Since this buiiding was initially intended to be a Retail Tire facility <br /> (Big O Tires) it appears as if the building criteria used by Public Works is/was <br /> commensurate with that of H-4 Occ�ipancy. These requirements included 1 hour <br /> rated wall(s), 2 hour area separation �vall, fire glass/shutters, (monitored) fire <br /> detection system, (excluding a fire suppression system) etc. <br /> - The remodel has been materially completed yet this portion of the building has <br /> remained vacant since April 1998. (Big O Tire business decision) In an effort to <br /> recoup ceriain business expenses, Big O Tire approached WaIPs as a potential <br /> Tenant for this location. <br /> - Upon research it appears that Public VJorks may require that a Fire Suppression <br /> System be installed in this building (including that space occupied by the other <br /> Tenant) as a result of Walt's Radiator& Muffler Inc.'s occupancy, which is rated H-4 <br /> due to open flame welding. <br /> - With the area separations as calied out on the original plans, the"work space" that <br /> the open flame welding will occur in is under the 3,000 square foot threshold and as <br /> such does not require a "Fire Suppression System". <br />
