A request for a <br />one-year extension of this Determination of Non-Significance may be <br />made to the Planning Director prior to the expiration date. � <br />DESCRIPTION OF PROPOSAL: The proposed aetion is the issuance of demolition and <br />building permits to allow the demolition of a 3,000 <br />squa^e foot retail store and construction of a new <br />4,500 square foot auto parts retail store. <br />PROPONENT: Mathews and Henry Architects <br />411 First Avenue So., Suite 320N <br />Seattle� WA 98704 <br />LOCATION OF PROPOSAL: South of 92nd St. S. The listed <br />requirements are placed in response to our review of this information: <br />Mitigation of Adverse Impacts by SEPA <br />Screening of all outdoor refuse disposal areas must be provided so that <br />refuse is not visible from public ytreets or adjacent properties. <br />(SEPA Aesthetics Policies) <br />Mitigations Required by Existing Codes and Ordinances <br />A fire hydrant is required within 200 driving feet but not closer than <br />50 feet of every structure per Ordinance 493-78 . The Fire Marshall <br />has indicated that a hydrant will be required for this proposal (SEPp <br />Public Services and Utilities Policies). <br />2. Full standard street improvements are required to the east side of <br />Holly Drive, including curb, gutter, and sidewalk per Oc•dinance F�5 <br />(SEPA Transportatior. Policies). <br />
