A landscape strip a minimum of 5 feet wide must be provided along <br />the entire Evergreen Way and t4cGi11 Ave. frontages between the <br />street and the parking area, except for driveways in compliance <br />with Section 19.40.050 of the Zoning Code and Section 1.13 of <br />tne Standards and Specifications Manual. The landscaping must <br />consist of <br />a. groundcover over a minimum of 75� of the area, and <br />b. evergreen trees or shrubs a minimum of three feet in height <br />at time of planting to number at least 6 for each 100 <br />square feet of required landscape area. <br />The intent of this requirement is to provide screening of the <br />parking area and to shield car lights from shining into the <br />right-of-way. If berming of the planting areas a minimum of one <br />foot in height above the level of the parking lot is provi.ded, <br />plant heights may be reduced to 2 feet. A minimum of 5� of the parking area which fronts on Evergreen Way <br />and McGill Ave. must be landscaped in compliance with Section <br />19.40.050 of the Zoning Code and Section 1.13 of the Standards <br />and Specifications Manual. Plantings must consist of a minimum <br />of 75� of the area in groundcover and a minimum of 6 evergreen <br />trees or shrubs for each 100 square feet of required iandscaped <br />area. On-site detention is required for discharge to the wetland and <br />North Creek. For discharge to Evergreen Way on-site detention is <br />required, OR, in lieu of providing on-site detention, payment to <br />City Drainage Fund 340 is allowed per Ordinance 670-80. (SEPA <br />Public Services and Utilities Policies) <br />9. The property directly to the east is zoned Single Family. A <br />landscape strip a minimum of 5 feet wide must be provided along <br />the entire east edge of the development outside of the creek and <br />wetland. Plantings must include sufficier.t evergreen trees and <br />shrubs a minimum of 6 feet in height tn r.rovide screening. If <br />the plantings are provided in the buffer area, they must consist <br />of riparian type vegetation. A lan3scaping plan for the project <br />must be reviewed and approved by the Planning Department prior to <br />the issuance of any permits. (SEPA Land and Shoreline Use <br />Policies) <br />10. All work on the site must be in compliance with the City's Noise <br />Ordinance. As measured on the property line of the adiacent <br />residentially zoned property, noise levels cannot exceed 57 <br />dB(A). Between the hours of 10:00 p.m. and 7:00 a.m. during <br />weekdays, and between the hours of 10:00 p.m. and 9:00 a.m. on <br />weekends, permitted noise levels are reduced by l0 dB(A).
