Benjamin Hult Dr. <br />Stockron, CA 95307 <br />9901 Evergreen Way <br />Existing Use: Vacant <br />Proposed Use: Complete construction of existing office building and placement of a <br />new modular o�ce building on site for use as a truck driving <br />school. In addidon to the change of use, a landscape modification is <br />proposed for the site. <br />Zoning: <br />C-1 General Commercial <br />Parking required: Class size will typically range anywhere from 3 to 12 students with <br />a maximum of up to 15 students. The proposed site plan shows 20 <br />parking spaces to be provided at the southwest portion of the site <br />with an overflow parking area to the north. Based upon a maximum <br />number of 15 students the proposed parking is adequate. <br />A Use Permit and landscape moditication for the above described proposal is hereby granted subject to <br />the following conditions: <br />(. Parking shall be generally provided as shown on the approved Site Plan on file with ifte Cit� of Everett. <br />Parking must be per City Zoning Code and Ciry Design and Construction Standards. � <br />?. Complete any work authorized by e� isting building permits. Permits are rzquired for any additional work. <br />3. This project must comply with the current Ciry of Everett Building Code and access for the disabled are <br />required. <br />�4. Pave an asphalt apron for drive access off of 4'^ Ave W. (14' x 50' minimum). A Public Works Permit is <br />required for the paving. <br />5. City streets and alleys are to be kept clear of dirt and debris at all times during construction. Dust <br />suppression and street cleaning must occur as directed by the Public Works Inspector. <br />6. Premises shall be clearly identified by the correct address at the street entry. Buildings shall be clearly <br />identified so as to be visible and legible from the sueet. <br />7. Obtain a Business License from the City Clerk's Office. <br />8. Landscaping shall be installed per the approved L.andscape Plan dated 2/23/2000, on file with the Planning <br />Department. <br />9. The existing fence located be•ween t6e front of the building(s) and the street (Evergreen Way) must be <br />removed or relocated in accordance with Section 39.070.B of the City's Zoning Code. <br />10. Any future chaage of use of the property may require review by the Planning Department to determine if <br />the new use meets the intent of this permit or if it will requira a new application. <br />
