9. An onsite traffic circulation and signage plan shall be provided and approved by <br />the city's traffic division. <br />10. Any existing unused driveways on this projecYs frontages must be removed and <br />replaced with curb, gutter and sidewalk Ner City standards. <br />11. Landscape plantings at the driveway entrance/exits to the public streets shall be of <br />a variety that will not adversely impact vehicle and/or pedestrian sight distance and <br />shall be maintained to preserve required sight distances. <br />12. Lack of comment on the plans submitted with the application does not constitute <br />approval of these plans. <br />13. A fire hydrant is required within 200 driving feet but not closer than 50 feet of every <br />structure. <br />14. City streets and alleys are to be kept clear of dirt and debris at all times during <br />construction. Dust suppression and street cleaning must occur as directed by the <br />Public Works Inspector. <br />15. A one year warranty is required on the public improvement for an amount not less <br />than 10% of the cost of construction and shall run for one year from the date of <br />final approval/issuance of the first Occupancy Permit. <br />16. As-builts of storm sewer, sanitary sewer, and water systems will be required to be <br />submitted per City Design and Construction Standards and Specifications for <br />Development. <br />17. A PerFormance Guarantee is required for street improvements on this projecYs <br />frontage prior to any building permit being issued. <br />18. Any hroken or damaged sidewalk shall be repaired/replaced per the City Public <br />Works Inspector. <br />19. Pedestrian walkways shall be provided from the building to the public sidewalk. <br />20. The construction plans shall be designed from a site survey performed by a <br />licensed State of Washington land surveyor. <br />21. Temporary erosion control measures for construction activity must be operational <br />prior to commencement of any clea�ing or earthwork. <br />22. Detention of stormwater runoff may be required in accordance with City standards. <br />Actual existing conditions may be used to determine pre-development runoff rates. <br />
