28. Any rockeries or retaining walls proposed in required setback areas must be in <br />conformance with Section 39.150 of the Zoning Code. <br />29. Rooftop mechanical equipment, including vents, must be screened per Section <br />39.040 of the Zoning Code. <br />30. Building setbacks must be a minimum of ter. (10) feet rear yard. Building height <br />shall be a maximum of 50 feet. <br />31. Landscaping must be provided per Section 35 of the Zoning Code. At a <br />minimum this must include the following: <br />a. A landscape strip a minimum of 10 feet wide must be provided in the <br />fror�8 yard setback area along the Evergreen Way street frontage,�nd the <br />100�h Sire�l �vV street frontage, except for the driveways. These areas shall <br />be planted with Type III landscaping. Note: Evergreen Way is a Gateway <br />Corridor and must comply with Gateway Corridor landscape standards. <br />b. A landscape strip a minimum of five (5) feet wide must be provided <br />along the north and east property lines which abut the residential 12nd uses <br />in the C-1 zone. These areas shall be planted with Type III landscaping. A <br />solid wood cedar fence must also be installed along the lot lines which abut <br />the residential land uses. <br />c. A lardscape strip a minimum of five (5) feet wide must be provided <br />along the nouth property line This area shall be planted with Type III <br />landscaping. <br />d. A minimum of 1044 square feet of landscaping shall be provided in the <br />interior of the parking lot for the 58 parking stalls. Landscape areas must be <br />planted and located per Section 35.080E of the Zoning Code. <br />e. Prior to issuance of any permits, landscaping plans must be reviewed <br />and approved by the Planning Department per Section 35.100 of the Zc;+�ing <br />Code. The landscaping plan must show location and dimensions of required <br />vegetated swales, wetponds, detention ponds, rockeries and retaining walis, <br />and grading at 2-foot intervals. Irrigation systems must be provided in all <br />landscaped areas per Section 35.130 of the Zoning Code. A 2-year <br />maintenance assurance device must be provided for the landscaping per <br />Section 35.130B of the Zoning Code. Note: The Applicant has submitted a <br />landscape modification application and an alternative landscape plan which <br />is being reviewed by the Planning Department. An administrative decision <br />will be issued upon approval of the alternative landscape plan. <br />6 <br />�y <br />
