Property Use Permit tor the construction of a 120 foot steel monopole triangular <br />platform top that will support three banks of cellular phone system antennas <br />connected to a 12 x 20 foot equipment shelter at the base located ai 2520 <br />iJladison Street, Everc:tl, Washington, is granted. Aiso, the requested variance <br />to exceed the height limit requirement ot 35 feet to 120 feet and the required <br />minimum 120 foot setback from the nearest property line to allow a six foot <br />se:back irom the east property line and a 16 toot setback from the closest <br />residential structure in the R-3 zone is granted. <br />The Special Property Use Permit and variances are approved subject to the <br />following conditions: <br />The Applicant must submit a landscape plan which provides screening of <br />the monopole, where necessary, and the equi�ment shelterlAC units <br />from view of the adjacent and surrcunding residantial land uses. Based <br />on the plan submitted, the City Planning Department shall have <br />discretion to determine if additional screening of the cnonopole is <br />necessary. Said landscaping must either meet Type II landscape <br />standards or include vertical evergreen plenlings sufficient to provide a <br />sight obscuring screen. <br />2. The City, in its review of the landscaping plan submitted by the <br />Applicant, shall take into consideration any comments from the adjoining <br />property owner who testified at the public hearing. Measures should be <br />taken to protect the property owner's interests so that views are not <br />blocked. <br />3. T:ie Applicant must alsfl submit a landscape pian which cQmplies with <br />EMC 19.35,090. However, tha landscaping may be reduced in the area <br />of ihe setback where the setback variances are effective. Said <br />landscape sirip shall be planted to Type II landscape standards or <br />include vertical evergreen plantings sufficient to provide a s�ght <br />obscuring screen. <br />The AFNlicant must obtain a Building Permit for the construction of the <br />monopole and equipment shelter. <br />Done and dated this 13th day of August, 1998. <br />�. �,LGa.tsQ� <br />Ja M.
