Everett Housing Authority <br /> Baker Heights Replacement Housing Plan <br /> EHA Replacement Commitment <br /> • All 244 Baker Heights units will be replaced with "hard" units—not just <br /> vouchers <br /> • All units will be replaced in a mixed-income environment <br /> • Also, EHA will also dispose of the remaining 44 public housing units <br /> • Once these properties are sold, EHA (and Everett) will no longer have any <br /> public housing units <br /> On-Site Replacement Housing <br /> • EHA will not develop any new public housing units to replace any of the <br /> Baker Heights units. <br /> • EHA will develop up to 200 units of housing at Baker Heights on 4 to 5 <br /> acres. <br /> o The exact number will be determined based on funding availability <br /> and development costs <br /> • 60 to 80 units will be subsidized housing (with project-based vouchers) <br /> o 60 subsidized units will be set aside to serve homeless households <br /> with children enrolled in Everett Public Schools <br /> • Up to 140 units will be unsubsidized: <br /> o Households between $30,000 and $80,000 per year <br /> • The main source of funding for the units will be Low Income Housing Tax <br /> Credits <br /> Off-Site Replacement Housing <br /> • The balance of the units (244 minus 60 to 80 subsidized units) will be <br /> replaced in other areas of Everett <br /> • All off-site replacement housing will be done through acquisition of existing <br /> multi-family properties <br />
