Obtain a building permit for the change of use. The new use <br /> must comply with the Uniform Buildinq Code including exits and <br /> handicap access requirements. <br /> 2. The alleyway along the property must be improved with asphalt <br /> pavement per City Standard N303. <br /> 3 . Detailed drawings in accordance with City Design and Construc- <br /> tion Standards shall be submitted to the Public Works Department <br /> showing site parking layout, landscaping, utilities, storm drain- <br /> aqe, temporary construction erosion control , and all required im- <br /> provements in the public right-of-way. Public Works Department <br /> approval of these drawings is required prior to any permits beinq <br /> issued. All improvements shall be completed before the Occupancy <br /> Permit is issued. <br /> 4. The side sewer for this building must be upgraded to a six <br /> inch diameter. <br /> 5. A performance guarantee is required for the alley improvement <br /> before buildinq permits can be issued. <br /> 6. Provide a landscaped strip a minimum of five feet between the <br /> parking area and 33rd Street. The landscapinq shall consist of <br /> six 3' high evergreen plants with 75� groundcover. <br /> 7. The easterly three tandem parking spaces next to the building <br /> must be designated as employee parking. <br /> 8.
