( <br />1 <br />�_ <br />The host parcel is bordered on the north by apartment buildfngs; on the west by New Elm Street, <br />beyond which are single family residences; on the south by Mukilteo Boulevard, beyond a��s �s <br />carvvash and miscellaneous businesses; and on the east by Olympic Boulevard, beyon <br />a church. <br />3.3 Description of Improvements <br />The host paroel is developed with a single-story masonry building. The building is a reported <br />22,081 square feet. The building is curtenty oa:up�ed by the Mason Center and by several <br />retail/commercial businesses. The businesses indude a barber shop, dry deaner, insurance <br />agent, dental laboratory, and a vacant office. A detached building in the southem portion of the <br />host parcel is occupied by an espresso vendor. A tent structure abng the east property ed9e <br />south of the main building is currently used by a fresh produce vendor. The undeveloped portions <br />of the host parcel are asphalt paved. Figure 3 provides details of the host parcel. <br />4.0 INTERVIEWS, REPGRTS, AND ENVIRONMENTAL LIENS <br />Persons who may have infortnation conceming ern�ironmental condiGons at and surrounding the <br />hcst parcel were interviewed. Pertirn�nt infortnation obtained during the interviews appears bebw, <br />and in the appropriate sections of this report. <br />Mr. Brett Ca�lton, sit contact, was contacted regarding the history of the site and and current <br />tenants. Mr. Cariton indicated that the host parcel is occupied by various tenants and that to his <br />kr�owledge there are currenUy no underground storage tanks on site. He also stated that he is <br />unaware of any environmental liens on the host parcel. <br />Mr. Brad Olsen, Assistant Fire Marshal for the City of Everett was wntacted regarding records of <br />USTs or AST installation or removal pertnits, and hazardous material responses. Mr. Olsen <br />indicated that to his knowledge there are no records of UST or AST pertnits or hazardous <br />materials permits or responses to the host parcel. <br />ADaPT performed a concurrent Geotechnical Engineering Evaluation report of the proposed lease <br />area (see Section 5.2). <br />5.0 <br />5.1 <br />PHYSICAL SETTING <br />Regional Physiographic Conditions <br />The host parcei is situated on a rolling upland, glaaal till plain. The host parcel appears to Ife <br />within the drainage oF Pigeon Creek No. 2, which flows due north approximately one-quarter mile <br />to the west. Possession Sound is situated approximately one-half mile north of the host parcel. <br />5.2 Geologic and Soil Conditions <br />ADaPI� �mpleted a Geotechnicai Engineering Evaluation of the proposed lease area (ADaPT <br />Repo.; ^�o. WA00-4147, dated May, 2000). The evaluation induded the drilling of one boring on <br />the F�r.: �ased lease area to a depth of approximately 28.5 feet below ground surface (bgs).
