' � � � <br /> To: Paul Roberts <br /> Director,Planning&Community Dept. <br /> Mr. Roberts, <br /> I am writing you in regards to a proposed Indoor Pairrtbell Arena at 3326 Paine Ave. <br /> While doing my research on the proposed site, it was brought w my attention that I may <br /> need to lwve a traffic study done to determine what would be needed for parking <br /> ra{uiremenu. T'his is a new use az►d the city dces not Aave a classification for ihis type of <br /> use. <br /> I had an outdoor park at Kayalc Point until part of the Iand was sold ar�d had to cease <br /> operation there. While at that site, I was undenvay with obtaining a required Conditional <br /> Use Pertnit. Part of the CUP Process was to detertnine the amount of traffic that the site <br /> would generate. I perFortned an on-siu study to 6nd out how many parking stalls would <br /> be needed and the number of vehide trips would be generated from the park. <br /> it was detertnined that the average number of vehicles on-site would be 8 vehicles. The <br /> range wes a low of 4 to a high of 17.This includes my company van that we worked out <br /> of at the site. <br /> I have determined that the site at 3326 Paine Ave. has the ability to have 3 compact, 12 <br /> full size and i handicap stall fet a total of 16 stalls. Maximum occup�ncy of the building <br /> would be 49 as determined with the help of Jim Venhuo of the Everett Fire Dept. As part <br /> of the study that I performed ae Kayak Point, it was determined that PaiMball players <br /> ,enerally carpool to where they are playing and the average was 3 players per vehicle <br /> coming to the site. With the occupency level at 49,we would only be able to have 45 <br /> players in the building at any given time due to employees. Therefore, I believe that the <br /> number of parking stalls would be sufficient to support the site. There is a small vacant <br /> �avel lot next to the site that could be designatod for over0ow perking if we excceded <br /> the available number of spaces on site. <br /> Paine Ave is a dead end street. The businesses around the site are commerciai supply <br /> house and a tire reueader. l7�ese b�uicksses are generally opea during t6e day end aro not <br /> normally open after S:OOPM or on weekends. My business will be open during the day as <br /> well,but the majoriry of business wiil be aftet nortnal busitKss houts and walcends. <br /> The pwpose of this letter is to ask you to make a determination as to whether a trat'fic <br /> study would be required or if you would accept the infortnation that I have provided to <br /> detertnine parking requirements for tltis site.
