An exemption from EMC 19.31A.040.0 which prohibits locating <br /> parking lots between the building and abutting streets. <br /> 4. An exemption from EMC 19.31A.040.0 which require public open <br /> space to be incorporated into the site design equivalent to four percent of <br /> the site area with the ratio between depth and width not to exceed two to <br /> one and with a minimum dimension of fifteen feet measured in any <br /> direction. <br /> Zoning: BMU,Broadway Mixed Use <br /> Project Planner: Grace Pollard,Assistant Planner 425.257.8807 <br /> The City of Everett Planning Department grants APPROVAL of a design modification request by Darla <br /> and Adam Van Winkle for 3620 Broadway. <br /> The Planning Director approved the design modifications based on the following: <br /> Subsection 31A.040 of the City of Everett Zoning Code gives the Planning Director,using Review Process <br /> 11, the authority to modify the required design standards of the BM1J zone provided that the design meets <br /> the intent of the chapter and provides a superior design treatment than could be achieved if those standards <br /> were strictly applied. <br /> Approved design modifications are shown on the site plan dated April 25,2017 and include the following: <br /> Design Modification No. 1—Exemption from street tree requirement. The Applicant has proposed a plan <br /> that continues the existing streetscape design of 3632 Broadway north along the proposed expansion's <br /> frontage. The design includes a 10 foot wide unobstructed sidewalk and approximately 10 feet of Type 111 <br /> landscaping between the parking lot and sidewalk. <br /> Design Modification No.2&3—Location qfnew building and parking lot. The existing one story Stadium <br /> Flowers building located at 3632 Broadway is located in the southwest corner of the subject property <br /> setback approximately seventy feet from Broadway's right-of-way. Modifications from BMU design <br /> standards are required to allow the northward expansion to match the existing building and parking lot. The <br /> one story addition replicate the existing building by using the same brick,glass,and steel materials used on <br /> the existing building. The expanded parking lot will allow for the removal of the north curb cut along <br /> Broadway. <br />
