i T
Geotechnical Engineering Evaluation
Stadium Flowers Addition
3620 Broadway
Everett, Washington
INTRODUCTION
This report presents the results of our geotechnical engineering investigation and evaluation of the
Stadium Flowers Addition project in Everett, Washington. The project site is located at 3620 Broadway
in Everett, Washington, as shown on the Vicinity Map in Figure 1. The current parcel number on file for
the property is 00437388002200.
The project site is situated between existing commercial and residential structures to the north and south,
a residentially-bordered alleyway to the east, and Broadway to the west. A multifamily residential
structure previously occupied the site. In October of 2016, we understand that it was demolished and the
foundation was excavated in preparation for proposed plans. The proposed development plan includes
the construction of a new commercial addition for Stadium Flowers within the northwestern portion of the
site. The existing site features are shown on the Site Plan in Figure 2.
As part of preparing this report, we were provided with plan set titled "Stadium Flowers Addition,"
prepared by Architectural Design Associates in 2016.
SCOPE
The purpose of this study was to explore and characterize the site surface and subsurface conditions, and
provide general recommendations for site development. Specifically, our scope of services included the
following:
1. A review of available soil and geologic maps of the area.
2. Exploring the subsurface soil and groundwater conditions within the site with hand-
augered explorations.
3. Performing grain-size sieve analysis on soil samples, as necessary.
4. Providing recommendations for earthwork and foundation support.
5. Providing recommendations for temporary and permanent slopes.
6. Providing recommendations for retaining walls.
7. Providing recommendations for slab subgrade preparation.
8. Providing recommendations for site drainage and erosion control.
9. Documenting the results of our findings, conclusions, and recommendations in a written
geotechnical report.
NELSON GEOTECHNICAL ASSOCIATES,INC.
