Zoning: BMU,Broadway Mixed Use Project Planner: Grace Pollard,Assistant Planner 425.257.8807 The City of Everett Planning Department grants APPROVAL of a landscape modification request by Darla&Adam Van Winkle for 3620 Broadway with the following conditions: 1. A final landscape plan, meeting the landscape plan requirements of the zoning code and of this approval will be required to be submitted with the building permit. 2, Provide landscaping as shown on the approved landscape plan dated. April 25, 2017. All landscape areas must be maintained with respect to creating a healthy growing condition and attractive appearance as well as being free of weeds and trash as specified in the Everett Municipal Code 19.35.130. 3. At the time of planting, shrubs must be at least two-gallon size and a minimum of 18" in height, deciduous trees must have a minimum trunk diameter of 2V2 ", evergreen trees must be at least six feet high,and groundeover must be planted to attain 90 percent coverage within three years of planting. 4. A City of Everett maintenance assurance device is required prior to the issuance of a Certificate of Occupancy for not less than 10 percent of the cost of replan the lay cape materials. Provide a written estimate for the cost of materials along with the assurance device.The Applicant may post a bond, complete a set-aside letter,or deposit cash with the City of Everett Clerk's Office. After the landscaping is installed and the inspection is approved, the appropriate form is provided to the Applicant for completion.
