PW 1607-012 <br /> Project Description: Interior and Site Plan modifications <br /> Dear Ms. Heyd, <br /> In response to your comment letter dated July 21,2016, I have revised the site plan to address the three <br /> comments from Planning and Public Works. I also met with Steve Ingalsbe and Jason Maloy(with the <br /> City CHIP Office)on August 5th to review the comments and collaborate on a solution. <br /> The City comments and my responses are thus: <br /> Planning Department: <br /> 1. Everett Municipal Code(EMC) 19.34.020.B.1.b requires multiple family units to provide 1.5 <br /> spaces per dwelling unit for units with two or more bedrooms.As such,this property requires a <br /> minimum of 12 parking spaces. Please revise. <br /> r. Layout of parking stalls and trash enclosure along the ally has been revised. New <br /> location of trash enclosure was acceptable to Steve Ingalsbe.A total of 12 parking stalls are <br /> now shown on site plan (SP1.1). <br /> 2. Chain link is not a permitted fence type within the Core Residential Area (EMC <br /> 19.33G.080.B.4.d).The trash enclosure shall be constructed of CMU block, however a fully <br /> screened gate/door constructed of chain link with slats may be permitted. Please revise. <br /> r. Per an e-mail with Kelsey Heyd on 7/21/16 a 6'solid wood fence enclosure is acceptable <br /> to the City.The trash enclosure has been revised to be a 6'tall cedar wood panel fence. <br /> Refer to 1 on SP1.2. <br /> Public Works Department: <br /> 1. Minimum parking stall width must meet City of Everett Design and Construction Standards <br /> (Drawing#334)for all stalls.Specifically,stall 10,as shown on the site plan submitted to the City <br /> on 6/10/16, must be redesigned to be a minimum width of 8'-6".Associated site changes may <br /> be required to make this revision. <br />
