The <br /> occupants of this sixth suite could certainly impact the parking <br /> lot but �ur survey would suggest that theYe is more than encugh <br /> room. <br /> The next exceptional condition is that we believe our parking lot <br /> to be frequented by patients and visitors to the Everett <br /> Orthopedic & Fracture Clinic at 43rd & Hoyt and to the Colby Manor <br /> Nursing Care Center at 42nd & Colby. No vigorous efforts to date <br /> have been made to police onr parking lot and to i.ncrease the <br /> availability of parking spaces. Should parking space ever become <br /> tight, then efforts could easily be made. <br /> B. This variance is necessary for the appellant to continue to <br /> practice comfortably at thi.s site, Unfortunately the need for <br /> storage and for additional volum� for employees in the office <br /> building demands an addition to the building. I want to stress <br /> again that this addition is not to bring another practice to the <br /> oEfice building. <br /> C. Our reyuest is not based on dep�ivation of rights arising from <br /> special circumstances applying to the property. The variance <br /> request will not be detrimental to the pu6lic welfare or injurious <br /> to the properties or improvements in the vicinity. Our building <br /> partnezships submitted a nearly identical request for a parking <br /> variance at the time of this building's original construction in <br /> 1979. That variance was granted but proved not to be necessary <br /> Uecause the final size of tlie building ended up being <br /> substantially �maller than that originally designed. In 1983 we <br /> requ ested a variance for a 4,000 square-foot addition to this <br /> building ahich was granted. At that time Dr. Piarsidi ar.d his <br /> associates were planning on an addition to the building and their <br /> practice was already housed within the building. They elected to <br /> be part of a medical office building elsewhere in Everett and the <br /> expansion w��s not undertaken. As our site plan shows, parking on <br /> this site has been maximized. <br /> D. The granting of th is variance will not adversely affect the <br /> comprehensive general plan. As one can see from the supporting <br /> d�ta supplied �aith this request, th�t there is :nore than adequate <br /> parking at this site and that no new practices are being added to <br /> this building. Plantings on the site have been maximized wi.thin <br /> the constraints of parkir.g requirement in order to maintain the <br /> visual quality of the neighborhood and the building has been well <br /> maintained over the years . lJe have provided a pleasant <br /> surrounding for the existing hus stop and continue to maintain <br /> that surrounding. <br />
