The General Plan Policiea contain a <br /> Section on Fublic Pacilities - Institutional, which <br /> states "Decause the types of services and level of <br /> act�vity may vary from clinic to clinic and the parking <br /> needs of a clinic, in certain circumstances, may be less <br /> than the require�aents of the Zoning Code, leas parking <br /> [han required by the 2oning Code may be provided if 7[ <br /> can be demonstrated throagh sufflcient documentatfon and <br /> parkin3 studies, that the use of the building will <br /> generate lesa traffic, provided such an ad�uatmen[ is <br /> approved 6y the Doard of Adjustment or Land Use Hearing <br /> Examiner." <br /> b. Conclusion: The use of the sub�ect property is conaistent with [he <br /> Comprehensive Ceneral Plan. The adopted policies of the <br /> plan include a provision for reduced parking <br /> requirements, in certain cases, for highly epecialized <br /> �linics. The docunentation aubmitted by the applicant <br /> demonstrates [hat this facility generates less traffic <br /> and its parking need is less than that required by Code. <br /> The granting �f thia variance will not adversely affect <br /> the Comprehensive Plan. <br /> NOW, THEREFCRE, the Board of Ad�ustment of the City of Everett does <br /> hereby order tha[ the variance Ue GRANTED to allow 1,251 square foot <br /> expansion of the clinic while ptoviding 63 off-etreet parking spaces instead <br /> of the 68 spaces requied by Code, and further require the applicant to meet <br /> the follawing conditions: <br /> 1. Any change of uce of the site or increase in the number of doctora at <br /> the clinic shall require further review by the Planning Department. <br /> 2. At the time when the u¢occupied office (Dr. Salama's) is rented, the <br /> City of Everett Planning Department shall be notified. The Planning <br /> Department will review the parking requirements oY the nea practice <br /> to determine if the parking requirements are conaiatent wfth the <br /> other highly specialized practices at 4310 Colby. If the review <br /> indicatea that there is a shortfall in terms of parking for the <br /> clinic, then the �aatter ahall ba returned to the Board of Adjustment <br /> for consideration. <br /> -4- <br />
