Project # 11.0057 )., Seismic and Wind Design 4 To Whom It May Concern: At the request of the builder I have provided wind and seismic lateral engineering for the Wang remodel located at 7533 Lower Ridge Road. The items numbers below relate to Everett plan review dated January 27th, 2011. Items not addressed are to be addressed by others. 2. The residence is a two story structure with an existing tall crawl space. The builder has remodeled the tall crawl to be living space. In doing so windows and doors were added into walls that were previously shear walls supporting the structure above. The upper two floors were not modified or remodeled. My lateral analysis is on the lower affected floor. The upper two floors were used for loading but they adequacy was not checked because they have not been modified. My engineering shows that six (6) new holdowns and additional shear nailing is required. The holdowns are to be epoxy set with Simpson SET to a depth of 8" into the existing stem wall. The HUD5 holdowns are to be attached to existing double studs of the new openings. Follow all jurisdiction and Simpson requirements for using SET. See attached lateral calculations for wind and seismic design as well as construction details outlining standard building procedures and a plan layout detailing holdown and shearwall locations.
