• <br /> Investigation concerning work performed without permit at: 7533 Lower Ridge Road 8/25/10 <br /> An Investigation/Cursory inspection of the property at 7533 Lower ridge road was performed to <br /> determine the status of work performed in the crawlspace/under floor area of the existing house. <br /> Entry was granted to Plans Examiner Jeff Heilman and me, by the owner, Mr.Wang. <br /> Observations: <br /> 1. An apartment unit has been created in what originally had been a large under floor area of the <br /> existing house. The apartment consists of two bedrooms,two bathrooms, a kitchen, common <br /> space, and entry deck/porch. <br /> 2. All of the alterations have been made without permits and approvals. <br /> 3. All of the rough in work has been covered with wallboard. (electrical, plumbing, mechanical <br /> ventilation, and structural elements.) <br /> 4. It was observed that access to the newly created apartment is through an area that is clearly <br /> marked as a sensitive natural growth protection area. (sign posted)A fence delineating the <br /> NGPA area has been partially removed to accommodate entry to the apartment. <br /> 5. The apartment lacks smoke alarms. <br /> 6. Both sleeping room windows are too small to comply with the minimum size requirements for <br /> use as rescue/egress windows. <br /> 7. The ceiling height is lower than the code required minimum. <br /> 8. The owner stated that one hot water tank serves both units. (garage location) <br /> 9. Fire separation between unit has not been provided. <br /> 10. An electrical service panel was observed in the newly created apt. The panel appears to be a <br /> sub panel that is connected to the main house panel that is located in the house garage. <br /> 11. The new entry deck/porch appears to encroach into the NGPA. <br /> 12. Some electrical wires were observed in the under floor area of the new apt time dated 2/2010. <br /> 13. Non approved dryer duct was observed in the crawlspace area. <br /> 14. Open electrical splices were observed in the crawlspace area. <br /> 15. Photos were taken and filed into the CRW system, see# W1001-003. <br /> 16. The newly created apartment is not currently occupied. <br /> 17. The owner was advised to not occupy the apartment until/if the required approvals can be <br /> obtained. <br /> 18. The addition has been created in violation of adopted codes. <br /> 19.
