First Avenue
Columbus, Ohio 43212
RE: Owner: KW EVT, LLC
Job Address: 625 Riverside Rd
Plan Check Number: B1701-045
Dear Mr. MacInnes,
In response to your application for a construction permit, your plans have been examined and you
are advised that revisions may be necessary before a permit can be issued. Please review and
respond to the comments below. These comments address building issues only. Additional
revisions or additions may be required by other departments (such as Building Architectural, Public
Works, Planning, or Fire). All references refer to the 2015 International Building Code (IBC), as
amended by the State of Washington and adopted by the City of Everett.
In order for the processing of your application to continue, it will be necessary to
provide the Building Division with two complete new sets of construction documents
reflecting the corrections requested. All revisions require the person delivering the
drawings to replace the revisions into the two sets here at our offices. For significant
revisions, or if the revisions are coming directly from a document printing facility,
please make arrangements with them to print and deliver two replacement sets.
Geotechnical
1. On page 9, Section 6.6.1 of the geotechnical report, it appears that the project site is
characterized fundamentally as a Site Class F, but is characterized as Site Class E based on
the exception indicated in Section 20.3 regarding structures with a fundamental period,T,
of less than or equal to 0.5s. However, if this exception is used, please indicate in your
report (with page references) or provide documentation that the classification of a Site
Class E is met based on the requirements of Table 20.3-1 for Site Class E soils.
2. If the geotechnical report proceeds to classify the soil as a Site Class E soil, it appears that
the Fa and F„values are incorrect via Tables 11.4-1 and 11.4-2 of ASCE 7-10, please verify
and correct as required.
Architectural/Structural
1. On details 2/S5.02 and 3/A3.16, it appears that there are precast concrete cladding panels
provided around the office areas (between Grids 1 through 3 on S1.01).
