Meg Haley
From: Meg Haley
Sent: Monday,April 17, 2017 2:21 PM
To: 'Jeff Williams'
Subject: Received drawings but have question re Marriott rooftop enclosure
RE: B1610-038 3003 COLBY AVE
Hi Jeff,
From the previous correspondence, it is still not clear how the mechanical equipment is accessed, and the
exception to the guard requirement from the IBC section referenced below. The new ladder shown also
requires more detail per the IMC section referenced below. Please provide a building section from the rooftop
of the building to the top of the stairwell (please number the stairwell on the plans, to the top of the penthouse
on the roof. Please indicate if the equipment enclosure has a roof, and whether the stairwell or the penthouse
above it is heated or semi-heated (which would require insulation per the WSEC.
Construction
1. Please indicate the plans and details of permanent roof access on the drawings for the new roof
equipment, per IMC section 306.5, as amended by State of Washington.
2. Guards, or enough detail to meet the exception to the guards, are required per IBC sections 1015.6
and 1015.7.
Please see attached prior correspondence.
nak
20170417135344...
The permit application has been examined and the submittal is incomplete. Revisions are necessary before a
permit can be issued. Please provide a response letter with two sets of revised drawings, with areas of
revisions clouded on the drawings. Plan review will resume when the requested information is submitted and
sufficient detail and information is shown to ensure that the proposed structures will be constructed in
compliance with all adopted codes.
Please plan on inserting the revisions to the original plan sets at the counter. If revisions are coming directly
from the blue-printer, please make arrangements with them to print two full replacement sets, once you have
received comments from all departments (Public Works, Utilities, Planning, and Fire departments). Please
check online at everettwa.gov/permits to see the review status of your submittal.
All codes cited refer to the 2015 International Building Code (IBC), the 2015 International Property
Maintenance Code (IPMC), the 2015 International Fire Code (IFC), the 2015 International Mechanical Code
(IMC), and the 2015 Washington State Energy Code (WSEC), as amended by the State of Washington and
adopted by the City of Everett. Upon resubmittal of the drawings, your application will be given priority and
plan review will recommence. If you have any questions, please call me at 425-257-8813.
Thanks,
Meg
fries
