Mr. John Day
Slichter Ugrin Architecture
Plan Check Number: B1709-015, First Review
April 27, 2018
Architectural
1. No comments.
Structural
General:
vr The numerical grid lines on the structural plans on Sheet S2 are not consistent with
architectural plans on Sheet A1.0. The grid lines should be reviewed and revised as needed.
See IBC Section 107.2.1.
Section 1/S2.1 is referenced on all four sides of the building on Sheet S2.0. The section is
identified as both typical and similar (i.e., "SIM") for the parapet brace framing oriented
parallel and perpendicular to the roof framing. The similar condition should be clarified.
(Detail 9/S2.1 specifies through-bolts between the existing beams and C10 beams. See also
Detail 2-2B/S2.1. Verify that the intended grade of the bolts for both connections is A307 per
the"Timber"section of the General Structural Notes on Sheet SO. See IBC Section 107.2.1.
4he roof framing plan on Sheet S2 specifies LVL joists to supplement the existing framing. The
grade of the joists should be specified in the General Structural Notes on Sheet SO. See IBC
Section 107.2.1
Gravity System:
he roof framing plan on Sheet S2 appears to be missing joist connections. See IBC Section
107.2.1 and 1604.1. Details and calculations should be submitted for review for the following
typical conditions:
a. Joist-to-joist connections.
b. Fascia-to-fascia connections at the roof corners.
c. Joist-to-rim joist at the building exterior wall.
The roof framing plan on Sheet S2 specifies inverted Simpson "HUC"hangers at the perimeter
of the roof. The following comments should be addressed:
The size of the hanger should be specified.
a.: A detail clarifying the construction should be provided. Note that it appears multiple
hangers will be required at framing ends that are sandwiched together, or a single hanger
will support multiple framing ends. The proposed connection must be shown to be
consistent with the manufacturer's intended installation and performance.
EdL`. Calculations substantiating the design of the hangers shall be submitted for review.
ud'"The back-span ends of thefascia boards appear to require a standard hanger installation
instead of the proposed inverted installation. The direction of the design load shall be
verified. If the load combinations yield both upward and downward loads, the connection
design shall evaluate conditions.
CITY OF EVERETT• 3200 Cedar Street • Everett, WA 98201 • (425) 257-8810 • Fax(425) 257-8857
