r x <br /> 2. EXISTING CONDITIONS SUMMARY <br /> The site covers approximately 0.41 acres. The existing site contains a building and paved <br /> or gravel parking area. Vegetation consists of some grass, however it appears this areas <br /> has been driven on and used for parking/storage of vehicles and is compacted. Access to <br /> the site will be from the existing roadway to the east. The existing site contains <br /> approximately 17,290 sf of impervious surfaces and this project proposes to add an <br /> additional 212 sf of'impervious. The entire site will be disturbed as needed for the <br /> clearing/grubbing and restoration of the existing site. An additional 5,503 sf (0.13 ac).will <br /> be disturbed off-site for frontage improvements, which will include saw cutting the existing <br /> pavement and replacing it with new pavement, curband sidewalk. <br /> The proposed area of disturbance drains to the east toward the existing roadway. This <br /> project will not affect any off-site flows from passing through the project area as in the <br /> existing condition. All the new and replaced impervious surfaces will be collected by catch <br /> basins and connected to the existing stormwater conveyance system. <br /> Since this project site has been developed previously and appears to have been graded <br /> the USDA Web-Soil Survey was used to determine the existing soil conditions for this <br /> project. The general soil conditions for this project site were found to be Alderwood-Urban <br /> land complex type soils. The general site slopes for the project area are flat and average <br /> approximately 2 percent down to the east. Based on the existing soil information and the <br /> setbacks of the proposed improvements from any of the property lines or critical areas <br /> there'is little potential for erosion or sedimentation during construction, assuming the basic <br /> BMPs included in the SWPPP are installed and maintained properly.
