Please review and <br /> respond to the comments below. These comments address building issues only. Additional <br /> revisions or additions may be required by other departments (such as Public Works, Planning, or <br /> Fire). All references refer to the 2015 International Building Code (IBC), the 2015 International <br /> Existing Building Code (IEBC), the 2015 International Property Maintenance Code (IPMC), the 2015 <br /> International Fire Code (IFC), the 2015 International Mechanical Code (IMC), and the 2015 <br /> International Energy Conservation (IECC), as amended by the State of Washington (WSEC) and <br /> adopted by the City of Everett. The current IBC referenced standard for accessible design is the <br /> 2009 "Accessible and Usable Buildings and Facilities"(ICC/ANSI A117.1). Federal ADA, FHA, and <br /> HUD regulations and standards, including the Fair Housing Accessibility Guidelines may be more <br /> restrictive. <br /> In order for the processing of your application to continue, it will be necessary to <br /> provide the Building Division with two complete new sets of construction documents <br /> reflecting the corrections requested. <br /> Structural <br /> 1. Please update structural calculations and drawings to contain references to the IBC 2015. <br /> 2. It does not appear that the retaining wall calculations account for earthquake and traffic <br /> surcharges. Please verify and provide a design that accounts for these load effects. <br /> 3. Please provide stamped structural calculations for the retaining walls being designed. <br /> 4. Please provide a section cut on the plans to denote the extents of the retaining walls on <br /> each side as well as to indicate the orientation of which side the toe dimension is to be <br /> constructed on. <br /> 5.
