2. EXISTING CONDITIONS SUMMARY <br /> The parcel covers approximately 20,403 sf, with less than 6,000 sf of site disturbance, <br /> most of which is within the existing 38th St RAN. The proposed improvements will require <br /> paving some of the existing gravel within the R/W and then extending the pavement onto <br /> the site. <br /> The USDA Web-Soil Survey mapped the soils as Alderwood gravelly sandy loam. Refer <br /> to Figure 4. The general site slopes, in the area of disturbance, are flat to moderate. <br /> Based on the existing soil information and the setbacks of the proposed improvements <br /> from any of the property lines there is little potential for erosion or sedimentation during <br /> construction, assuming the basic BMPs included in the SWPPP are installed and <br /> maintained properly.
