2. EXISTING CONDITIONS SUMMARY The parcel covers approximately 20,403 sf, with less than 6,000 sf of site disturbance, most of which is within the existing 38th St RAN. The proposed improvements will require paving some of the existing gravel within the R/W and then extending the pavement onto the site. The USDA Web-Soil Survey mapped the soils as Alderwood gravelly sandy loam. Refer to Figure 4. The general site slopes, in the area of disturbance, are flat to moderate. Based on the existing soil information and the setbacks of the proposed improvements from any of the property lines there is little potential for erosion or sedimentation during construction, assuming the basic BMPs included in the SWPPP are installed and maintained properly.
