We <br /> have prepared a new set of drawings for your review which are dated 10/22/2018. Responses <br /> are as follows: <br /> 1. We have reviewed Section 903.2.7 and have prepared plans that we believe comply with <br /> this code section. The referenced code sets a maximum unsprinklered size for an M occupancy <br /> for the sale and display of mattresses at 5,000 sf. Our proposal limits the M occupancy for the <br /> project to 4,008 sf. Therefore, 903.2.7 does not require sprinklers in the project as we are <br /> presenting. <br /> The store room we are creating is 1,142 sf. This room has an occupancy of S-1 per IBC. The <br /> space is too large to be an accessory use so it has to be considered S-1. Per chapter 9, an S-1 <br /> storage area that stores upholstered furniture or mattresses is limited to 2,500 sf unless the <br /> building has fire sprinklers. Because the S-1 space is less than 2,500 sf, sprinklers should not <br /> be required. Also, per chapter 508.4, no separation is required between the two uses. We <br /> propose to construct a wall which would qualify as 1-hr rated, however as an added safety <br /> measure. <br /> 2. We have shown the occupancy of all rooms and have verified exiting for the space. <br /> 3.
