MERRICK LENTZ ARCHITECT
ARCHITECTURE - PLANNING
July 19, 2018
Permit Services
3200 Cedar Street
2nd Floor
Everett, WA 98201
RE: Code Summary
Exterior Upgrades to Outback Steakhouse
10121 Evergreen Way#15
Everett,WA 98204
Attn.Tony Lee, Building Official-
Project Summary:
Exterior building upgrade with addition to an existing Type 5-B-NS building. No interior work under this permit.
No mechanical work under this permit. Electrical under separate permit by deferred submittal.
Existing building is non-compliant under current 2015 IBC for Type 5-B-NS, however, no greater non-conformity
is proposed under this remodel, therefore no fire sprinklers are required. Existing awning cover is outside building
envelope is 1612 sf. A portion of this awning (and associated facade) is being removed and a new façade is
being constructed outside the building envelope. The awning coverage of the revised building is identical to the
former, 1612 sf.
Envelope modifications are limited to new siding, new roofing, and replacement of some existing windows as
indicated on the Permit Set drawings. Under 2015 IEBC, this project qualifies as a Level 2 Alteration. Per IEBC
811.1 alterations are permitted without requiring the entire building to comply with the energy requirements of the
International Energy Conservation Code. Therefore, WSEC energy compliance of the existing building is not
required. All new construction is outside the building envelope and therefore energy compliance is not applicable.
New components(i.e. replacement doors and windows)are compliant with current WSEC requirements.
Please feel free to contact me regarding any comments or questions that you have. Thank you for your
consideration!
Best regards,
Ja n Beagle
MERRICK LENTZ ARCHITECT
12815 NE 126th Place. Kirkland,WA.98034.t.425.747.3177.www.mlarch.com
