The <br /> reason for the assessment is that these structures were never permitted to be constructed and you are in the <br /> process of correcting that with the City of Everett. <br /> DCG provided an on-site review of these structures on December 22nd. The following represents our assessment of <br /> the as-built structures: <br /> Garage Addition <br /> The addition is a 23ft deep x 50ft wide wood structure,built in 2008,which is an extension to the original 100ft x <br /> 50ft pre-fabricated,steel garage structure.The addition has a unique foundation and framed wall adjacent to the <br /> original structure and,therefore,does not rely on the original structural for support.Select holes in the interior <br /> paneling were provided to allow a visual observation of the framing,resulting in the following understanding of the <br /> structure: <br /> • The foundation was constructed with an 8"stem wall that extends roughly 4"above the interior slab <br /> which is sloped to an interior trench drain. The footings could not be observed as the site is paved <br /> around the structure. <br /> • The walls are 2x6 studs,approximately 10ft tall,with%"OSB sheathing on the exterior and 5/8"gypsum <br /> wall board on the inside. <br /> • The wall plates are bolted to the stem wall with 34"anchors and 2"square seismic washers. <br /> • The roof is constructed of pre-manufactured trusses that span the width of the building(50ft)with a <br /> center glu-lam beam at the center.The glu-lam beam appears to be a 5-1/8x19-1/2 size. This beam is let <br /> into the wall and is supported by a 6x6 post with king studs on each side.A calculation of this beam <br /> (enclosed)indicates that this beam is properly sized. <br /> The general construction of the addition appears to meet the requirements that would have been required if this <br /> structure was permitted when it was constructed. <br /> Carports <br /> There are four independent carports of various size on the site.One is a 3-car width,two are 2-car width and then <br /> a single car width. Each of these carports appears to bb a designed kit constructed of 2"aluminum posts and <br /> trusses with a light gage roof.The bottom rails of the carports are bolted to the asphalt pavement with 34"anchors <br /> at approximately 4ft on-center. <br /> As these carports are purchased kits,it is assumed that they would be designed for their current use,but no <br /> engineering has or can be performed to verify this fact.
