INFORMATION FOR THE DEVELOPER <br /> Engineering/Permit Services Department Comments—Sabrina Fandler—425.257.7813: <br /> 1. Construction permits,inspections,and final approvals are required for this project from City <br /> of Everett Permit Services. <br /> a. A Building permit will be required for the proposed garage structure.Plumbing, <br /> Mechanical, and/or Electrical Permits may also be required depending on the <br /> proposed scope of work. <br /> b. A Public Works Permit is required for this project. Detailed drawings in accordance <br /> with the current City of Everett Design and Construction Standards and Specifications <br /> for Development shall be submitted to the Public Works Department, showing site <br /> parking layout,landscaping,utilities, storm drainage, and temporary construction <br /> erosion and sedimentation control(TESC),as applicable. Public Works Department <br /> approval of these drawings is required prior to any permits being issued. All <br /> improvements shall be completed and approved by the Public Works Inspector prior <br /> to final approval being granted. <br /> 2. The construction plans may be required to be designed from a site survey performed by a <br /> licensed State of Washington land surveyor. <br /> 3. Temporary erosion control measures for construction activity must be operational prior to <br /> commencement of any clearing or earthwork. <br /> 4. Any grading/fill on this site shall be done so as to not impact the surrounding properties. <br /> 5. Structural calculations will be required for any retaining wall over 4-ft in height. <br /> 6. Stormwater from the proposed impervious area shall be managed in accordance with the <br /> applicable City stormwater management requirements current at the time a complete building <br /> permit application is submitted. This project is proposing less than 2000sf of impervious area <br /> and will likely be under the thresholds triggering stormwater Best Management Practices <br /> (BMPs),but will need to be addressed if the codes change prior to submittal.Downspouts <br /> from the proposed garage gutters shall discharge to splash blocks for dispersion along a <br /> vegetated flow path on-site,as no new impervious area may be directly connected to the <br /> combined sewer per EMC 14.08.180.H. <br /> 7. Any broken or damaged alley pavement/public right-of-way due to the construction of this <br /> project shall be repaired/replaced in accordance with current City of Everett Standards and <br /> per the direction of the City Public Works Inspector. <br /> 8. It is recommended that the existing side sewer is inspected prior to the construction of the <br /> proposed garage. It appears to be running directly under the existing garage and may require <br /> upgrades prior to construction taking place over the existing side sewer. The Uniform <br /> Plumbing Code(UPC)must be met for the portion of the side sewer under the proposed <br /> garage structure. The side sewer may need to be upgraded to meet UPC for the portion that <br /> will be under the structure or may need to be re-routed to not be located under the proposed <br /> garage. <br /> 9. Paving shall extend from the garage doors to the existing paving in the alley.All driven on or <br /> parked on surfaces must be an approved paving surface (gravel is not an approved paving <br /> surface). <br /> 2 of 3 <br /> REV -008 <br />
