GEOTECHNICAL ENGINEERING STUDY <br />Pivotal Point Apartments <br />1110 Rainier Avenue <br />Everett, Washington <br />This repoR presents the findings and recommendations of our geotechnica! engineering study for <br />fhe site o( the proposed apartment developmenl to be located in Everett, Washington. <br />Prior to doing explorations, we were provided with an approximate layout of proposed buildings and <br />a topographic survey of the property. Following explorations, we were provided with an updated <br />plan of the development; this was prepared by ARC Architects. The plan indicated that a building <br />is proposed on lhe southwestern corner oF the development site and on the eastern side of the site. <br />The weslern portion of the southwestern buliding will have a finish iloor grade of elevation 98 feet, <br />while the easlern porlion will be at elevation 94 feet. The easlern building wili ,also have finish (loor <br />grade of elevation 94 feet. These finish floor grades �vill generally be near or just above the <br />existing ground level. <br />If the scope of the project changes From what we have described above, we should be provided <br />with revised plans in order to determine if modifications to the recornmendations and conclusions of <br />this report are �varranled. <br />SITE CONDITIONS <br />SURFACE <br />The Vicinity Map, Plate 1, illustrates the general location of the site in the northern portion of <br />Everett. The site that will be developed is on the southern side o( an existing Army Reserve <br />Facility, located at the corner of Rainier Avenue and 111h Street. This development area is <br />currently moslly covered evith t�vo parking lots. Both tots slope slightly downward to the west. The <br />eastern lot is situaled about 4 feet bolow the western lol. A steep siope separates the hvo parking <br />lots. <br />The property to the west of the site is approximately 10 feet above the western parking lol; a steep <br />slope separates the site from the adjacent weslern property. The area east of the sile slopes <br />genlly away from it. <br />SUBSURFACE <br />The subsurface conditlons were explored by drilling six test borings at the approximate locations <br />shown on the Site Exploration Plan, Plate 2. Our exploration program was based on the proposed <br />construction, anticioaled subsurface conditions and those encountered during exploration, and the <br />scope of work outlined in our proposal. <br />The test borings were drilled on Niay 3, 2012 using a trailer-mounted, hollow-stem auger drill. <br />Samples were taken at 2.5 to 5-foot intervals with a standard penelration sampler. This split-spoon <br />sampler, which has a 2-inch oulside diameter, is driven into fhe soil with a 140-pound hammer <br />(alling 30 inches. The number of blows required to advance the sampler a given distance is an <br />indication of the soil density or consistency. A geolechnical engineer from our sta(f observed the <br />GEOTECM CONSULTANT£, INC. <br />
