PTFORMATION FOR DEVELOPER: <br /> The folluwing information is provided for the developer's benetit. These are not SEPA conditions but are <br /> associated with other laws or requirements. All requirements aze preliminary in nature, and are based <br /> upon the preliminary site plan and the ordinances in effect at time of submittal for SEPA review. The <br /> proposal must comply with all ordinances in effect at the time a complete building permit application <br /> is filed, including those not specifically set forth herein. (Exception: For vesting under the Zoning <br /> Code, please refer to Section 44 of the Zoning Code). Contact the Planning Department for information <br /> regarding appeals processes for the requirements listed in this document. <br /> I. A Public Works Permit is required for this project. Detailed drawings in accordance with Ciry Design <br /> and Construction Standards shall be submitted to the Public Works Departrnent, showing site pazking <br /> layout, landscaping, utilities, storm drainage, temporazy construction erosion control, and all required <br /> improvements in the public right-of-way. Public Works Department approval of these drawings is <br /> requued prior to any permits being issued. All improvements shall be completed, approved and <br /> wuranted before the Occupancy Permit is issued. <br /> 2. Full standard half street improvements are required to Lake St/Rainier Drive including but not limited <br /> to curb, gutter, sidewalks, street widening and drainage control per City DesigL Standards. <br /> 3. Pazking must be per City Zoning Code and City Design and Construction Standards for Development. <br /> A minimum of 15 parking spaces is required for the proposal. <br /> � 4. This project must comply with the current Ciry of Everett Building Code and Sprinkler Ordinance. <br /> 5. Special charges for connection to the sewer and water systems in accordance with Ordinance 1998-94 <br /> and subsequent revision aze applicable. These chazges are based on projected water usage and can be <br /> substantial. Applicant is encouraged to obtain a copy of the Ordinance and determine estimated <br /> chazges prior to building pemut application. The actual chazges shall be commuted by the Public <br /> Works Deparunent per the ordinance in effect at the time and according to the information on the <br /> approved plans at ihe time of building permit issuance. <br /> 6. Lack of comment on the p]ans submitted with the application does not consdtute approval of these <br /> planc. � <br /> 7. Ciry streets aze to be kept clear of d'ut and debris at all times during construction. Dust suppression <br /> and street cleaning must occur as d'uected by the Public Works Inspector. <br /> 8. A one year warranty is required on the public improvement for an amount not less than 10% of the <br /> cost of construction and shall run for one year from the date of issuance of the first Occupancy Permit. <br /> 9. On-site watermain will be staked within an easement to the City. The easement will be submitted to <br /> the Ciry prior to issuance of permits. <br /> 10. As-builts of storm se�ver, sanituy sewer, and water systems will be required to be submitted per City <br /> Design and Construction Standards and Specifications for Development. <br /> 11. Walkways must be provided from the building entrance to the public sidewalks. This must be shown <br /> on the site plan submitted for building permits. <br /> 12. The access and parking for the proposal shall be the mutual consent of the affected property owners of <br /> the private easement area shown on the site plan. <br /> 3 <br />
