It will be <br /> located on 2 existing parcels at 10627 and 10709 19th Ave SE in Everett,WA,which will be combined into <br /> one parcel. Frontage improvements are required for 106th PI SE to the north, and restoration of curb, <br /> gutter, and sidewalk are required for abandoned driveways along 19'Ave SE to the west. <br /> North parcel: 10627 19th Ave SE, Everett, WA 98208 (TPN: 00445600003100) <br /> South parcel: 10709 19th Ave SE, Everett,WA 98208 (TPN: 28052000203900) <br /> Existing Condition <br /> The project is located on 2 parcels which are both currently developed.The north parcel contains a one- <br /> story single-family residence.The south parcel contains a small retail building with a parking lot, and is <br /> covered with mostly grass on the eastern half.The project site is relatively flat,with about a 1%slope <br /> from the northeast to southwest. Underlying soils consist of glacial till per the geotechnical report. <br /> Developed Condition <br /> Land disturbance will affect the extents of both parcels and a portion of the ROW.A new dental clinic <br /> building will be constructed along with parking areas and landscaping.
