These are not SEPA conditions but are <br /> associated with other laws or requirements. All requirements ue preliminary in nature, and aze based <br /> upon the preliminazy site plan and the ordinances in effect at time of submittal for SEPA review. The <br /> proposal must comply with all ordinances in effect at the time a complete building permit application <br /> is filed, including those not specifically set forth herein. (F.xception: For vesting under the Zoning <br /> Code, please refer to Section 44 of the Zoning Code). Contact the Planning Department for information <br /> regazding appeals processes for the requirements listed in this document. <br /> 1. Detailed drawings in accordance with City Design and Construction Standards shall be submitted to the <br /> Public Works Depanment, showing site pazking layout, landscaping, utilities, storm drainage, <br /> temporary construction erosion conuol, and all required unprovements in the public right-of-way. <br /> Public Works Depaztment approval of these drawings is required prior to any permits being issued. <br /> All improvemenu shall be completed and approved warranted before the Occupancy Permit is <br /> issued/final approval is granted. <br /> 2. Pazking must be per City Zoning Code and City Design and Construction Standards. Provide a <br /> minimum of 19 off-street pazking spaces. <br /> 3. Lack of comment on the plans submitted with the application does not constitute approval of these <br /> • plans. <br /> 4. A fire hydrant is required within 200 driving feet but not closer than 50 feet of every structure. <br /> 5. Ciry streets and alleys are to be kept c?ear of dirt and debris at all times during construction. Dust <br /> suppression and street cleaning must occur as d'uected by the Public Works Inspector. <br /> 6. A Performance Guarantee is required for street improvements prior to any building permit being <br /> issued. <br /> 7. As-builts of storm sewer, sanitary sewer, and water systems will be required to be submitted per City <br /> Design and Construction Standards and Specifications. <br /> 8. Any broken or damaged sidewalk shall be repaired/replaced per the Ciry Public Works Iaspector. <br /> Pedestrian connections to public sidewalks are required. <br /> 9. Project must comply with the State Building Code and City of Everett sprinkler otdinance. A building <br /> permit is required. <br /> 10.If 5,000 square feet or more of pavement will be created and or redeveloped, treatment of storm water <br /> runoff in accordance with Ciry standazds will be required. <br /> 11. Placement and screening of refuse disposal areas must be provided per Section 39.080 of the Zoning <br /> Code as follows: Jazbage receptacles, dumpsters, and recycle bins shall be provided in all multiple <br /> family, commercial, industrial, and institutional developments and shall not be located in a required <br /> � <br />
